Cancellation Policy

Your attention is respectfully drawn to the following before you make a
reservation and deposit :
Deposits are not refundable or transferable
 to a different date or other party,
 unless we are able to rent the site or cottage reserved for the full time period of the original reservation.
We will not charge for the remaining days unrented.
 Please do not reserve if you are unsure of your dates.
 We will almost  always have a site for you .
 

We host seventy-nine spacious sites in both wooded and open areas, in the orchard, and on the lakefront and A one- bedroom furnished       Cottage on Lake Front ,  with large deck overlooking the west shore of Lake Champlain .. Each site is well tended, private, and unique. Please contact us for more information about site locations, and we can direct you to a site that best meets your needs. Rates Tents   Tent site $28 With lean-to $30 + 9% Tax Cottage   $500 / week off peak $600 / week peak RV   Full  Hook-up Site:  Water, sewer, electric $40 Partial Hook-up: Water and electric only $36 AMENITIES   Small van, truck campers, Pop-up deduct $3 from prices above. Visitors  $6      Overnight  extra $6 Choice of full hook-ups (Water Elec Sewer) and partial hook-ups (Water&Elec) Some pull-through sites, Lean-To,Furnished Cottage and spacious Tent sites.
